My Bad Luck

Hi,

We've replaced just about everything else in this house since buying it three years ago, a/c, dishwasher, stove, refrigerator. I suppose the water heater is next.

We had both our vehicles in the shop this week for scheduled maintenance, to the tune of $1800.

It is said that money talks. It must be true because mine always says, "Goodbye!"

5 years or so ago, and just under $400. only trouble was could only get about half the water out so hand to man handle the damn thing out by myself. One lame sore crimpled up cat for a couple of days after. I'm getting too old for that :poop:
Did the boys this last summer About $600 delivered out into the willy wags. SO much easier when they are empty.:)
Replaced the water heater at our Mesa home before the sale. It was on a pedestal maybe two foot high and no, it wouldn't drain. I backed the pickup to within about two feet and had to lift the dang thing over to it. Not something I wanted to do with a bad back. The weird thing was the pressure drain line. The new one was in a different location and the drain line went through the wall. It took some creativity to get it hooked up.
 
Wife got home from work and I went out to the garage to help unload groceries and my water heater was leaking from the bottom. Tank just went out of warranty. Called my plumber and he was here within the hour with a new water and expansion tank. Just left a few minutes ago and said they will send me the bill. I'm sure i'm looking at least $900. A great way to start the weekend. Could have been worse it could have happened after hours.
Mine started leaking on Easter weekend luckily, I know the plumber and he had exact replacements in stock, still cost $1200.00.
Have anyone noticed when you have a leak on a slab house the water never goes to the drain...
yeah, i know that pain all too well.

the last pair i bought yes, pair, cost me $1,200 each (parts/labor) from Home Depot, with extended warranty. the plumber is that stores #1 plumber, and it shows...beautiful installation, hell he was related to the original plumber and learnt from him.

yup for some reason it tries to run 180 degrees away
we had a fridge water line LEAK... no water in the house, it somehow found a way into the garage at least 10 feet from the fridge on other side...

And this is why I'm a pack rat and save everything of value and some things that isn't. Another 50 mile drive to the hardware store OR I know I got something that will work around here somewhere. FYI old keys make fine washers, just drill the right size hole. They even have a little tail to make them stand out from the run of the mill washer :ROFLMAO: :ROFLMAO: :ROFLMAO: :ROFLMAO:

I'll be lucky if the tank lasts 6 years! Our water is terrible here and have never had a tank last more than 6 years

So, although $900 is painful, it really could have been worse. Especially if it had burst at night or when you were not at home, then the floor would have had to be changed. After that incident, I installed a leak sensor with automatic water shut-off, it costs a penny compared to the nerves. And, honestly, after such “surprises” I always allow myself to relax a little, because the day is already ruined. Sometimes I just sit down with a cup of coffee or watch something on https://casinosanalyzer.com/casino-games/live-holdem to get distracted and switch my brain off. Because, no matter how you say it, such things always derail. It’s good that you solved everything quickly, in fact, this is already a small victory. Did you throw out the old boiler or is it still standing in the garage as a “monument” to the money spent?

It's a good thing your plumber arrived so quickly, because we often have to wait for hours.

repurpose for nearly every purpose! i totally understand
 
Hard water will clog a water heater, acidic water will eat the bottom out of the heater. Have your water tested to determine what whole house system is required.

My well has a low pH that requires a Calcite filter to neutralizer to elevate the pH, this process adds hardness to the water so I added a softener to reduce the hardness and soften the water.


Your water may require more equipment, but it could also require less - have the water tested.

i try and backwash and drain to avoid the issues, but sometimes it still happens.
